Renovations & Lease Changes

At Pied Piper Group, our goal is to bring every home up to City of Freeport housing codes and provide safe, modern, and comfortable living conditions for all residents. Renovations are a necessary part of this process but we are committed to making the transition as smooth and fair as possible.

🏠 Property Upgrades

  • All properties are being remodeled to meet Freeport standards. Rent will not increase until your unit is upgraded. Tenants come first

📅 Lease Updates

  • No 30-day notices. No forced evictions. We’re improving homes while working closely with tenants for relocation and support.

🛠 Renovation Timeline

  • Renovations will take 7–14 days per unit. We’ll coordinate temporary housing as needed and ensure a smooth process.

🚚 Temporary Relocation

  • If your unit requires remodeling, we will coordinate relocation and provide assistance until your home is move-in ready.

💲 Fair Market Rent

  • New rental rates will only take full effect after your unit’s remodel is completed. Temporary concessions may be offered during the transition period.

❤️ Support for Special Cases

  • For tenants receiving SSI/SSA or on fixed income, we will work with local agencies and provide 3–6 months of transition support if relocation becomes necessary.

Frequently Asked Questions (FAQ)

Why are rents increasing?

Rents are being adjusted to align with HUD Fair Market Rent (FMR) standards and to reflect completed renovations. Even after upgrades, many units remain within or below Freeport averages — and unlike most landlords, our rents include insurance, maintenance, pest control, landscaping, and credit reporting.

What if I can’t afford the new rent?

We will work with you personally. Options include 3–6 months of transition support, connections to Section 8, and exploring Rent-to-Own opportunities for qualified tenants.

Can’t rent just increase by 25–30% instead of more?

In some cases, it may. Each property is reviewed individually. Rent is set fairly based on unit size, HUD standards, and actual improvements made.

When do I need to sign the new lease?

What about residents on disability, SSI, or fixed income?

We provide the same level of support and transition time for SSI/SSA recipients, and we coordinate with local agencies to secure safe, affordable housing options.

Will anyone be left without housing during the winter?

No. We will ensure that every resident has access to safe housing and will not allow residents to be left without shelter.

Will pest control and landscaping be included?

Yes. Both are included in the Resident Benefit Package (RBP) at no extra cost.

Will renter’s insurance be provided?

Yes. Every tenant automatically has liability coverage ($100,000–$300,000).

Will central AC or new appliances be provided?

Where feasible, yes. Renovations include upgrades to HVAC and appliances. If you own appliances, you may keep them. If you rent from Aarons, you are responsible for that contract — but PPG can supply landlord-covered appliances under the new lease.

Will rent be reported to credit bureaus?

Yes. Each on-time payment is reported to all three major credit bureaus, helping you build credit history.

Can I qualify for ownership if my payments weren’t always on time?

We encourage consistent payments, but we review each case individually. Credit reporting and Rent-to-Own options are designed to help tenants improve over time.

How does the Rent-to-Own program work?

After completing a 12-month lease, eligible tenants can transition to Rent-to-Own with as little as 3% down. This option is designed for tenants who aren’t mortgage-ready but want to move toward ownership.

What is Pied Piper Group’s overall plan?
