1. Corporate Structure

Pied Piper Group, LLC is a family of companies serving all your property ownership needs — lending, insurance, real estate brokerage, capital solutions, and business consulting. Each company listed below is a separate legal entity, managed and operated independently under its own governance and in accordance with state and regulatory requirements. Pied Piper Group, LLC provides advisory and consulting services to its affiliates but does not itself engage in regulated lending, insurance, or real estate brokerage. Products and services may not be available in all states or jurisdictions.

2. Operating Companies and Services

The following entities operate under the Pied Piper Group affiliation:

  • Pied Piper Capital Fund, LLC — Provides capital solutions for institutional investors, specializing in structured financing and investment vehicles.
  • Pied Piper Group, LLC — Provides business consulting, corporate advisory, compliance, IT, and operational support services.

5. Financing & Mortgage Disclosures

Residential home loans are provided by Pied Piper Mortgage, LLC (NMLS #2118922). All financing options are subject to credit approval and underwriting requirements. Specific loan terms, interest rates, and APRs will be provided to qualified applicants during the application process. Not all applicants will qualify. Loan products and availability may vary by state.

6. Insurance Disclosures

Residential, commercial, auto, and life insurance policies are offered through Pied Piper Insurance (PPG Insurance Agency, Inc.), an Illinois Resident Producer Agency, License #3001148060. Insurance products are subject to terms, conditions, and exclusions. Not all products are available in all states. Pied Piper Insurance is a separate legal entity from Pied Piper Group, LLC.

7. Real Estate Brokerage Disclosures

Real estate brokerage and property management services are provided by Pied Piper Realty, LLC, an Illinois Real Estate Broker, License #481.013657. 700 Commerce Drive, Suite 500, Oak Brook, IL 60523. Pied Piper Realty, LLC is a separate legal entity from Pied Piper Group, LLC. Brokerage services are subject to state licensing requirements and may not be available in all states.

8. Pied Piper Capital Fund — 144A / Regulation A Disclosure

The securities offered through the Pied Piper Capital Fund (the "Fund") are restricted securities offered pursuant to Rule 144A and Regulation A under the Securities Act of 1933, as amended. These securities are exempt from SEC registration and are intended exclusively for qualified institutional investors ("QIBs") or other eligible purchasers under applicable law. Participation by non-qualified persons, retail investors, or persons in prohibited jurisdictions is strictly prohibited.

  • The securities may not be resold except pursuant to an effective registration statement or an available exemption under federal or state securities laws.
  • The Fund is not registered with the SEC, and no public offering is being made.
  • Investments involve substantial risk, including loss of principal and illiquidity.
  • Prospective investors must verify their eligibility prior to subscription.

9. Investor Eligibility & Subscription

Only qualified institutional investors (QIBs) may invest in the Pied Piper Capital Fund. Individuals or entities must self-certify their status prior to access or subscription. Access by non-eligible investors is strictly prohibited. Prior to subscription or access to confidential materials, all investors must acknowledge their qualified institutional investor status and that the Fund is exempt from SEC registration under Rule 144A and Regulation A.

  • Only qualified institutional investors (QIBs) may invest.
  • Individuals or entities must self-certify their status prior to access or subscription.
  • Access by non-eligible investors is strictly prohibited.

10. Risk Factors & Restricted Securities Notice

Investing in the Pied Piper Capital Fund involves risks, including but not limited to the following. These securities are restricted under federal law and may only be offered to eligible institutional investors. Any offer, sale, or distribution to unqualified persons is strictly prohibited and may violate securities laws.

12. Turnkey & Furnished Properties

Properties identified as "Furnished" or "Turnkey" include specific furniture and appliance packages as detailed in the individual property agreement. The value of these packages is included in the overall ownership structure.

13. Fees & Costs

While we emphasize minimal upfront costs, certain fees and costs are associated with property ownership, including but not limited to insurance, property taxes, maintenance, and closing costs. All such costs will be clearly disclosed to you before you commit to any ownership program.

14. Payment Estimates

The monthly payment of $1,295.00 is an estimated amount and may vary depending on property taxes, homeowner’s insurance premiums, and other applicable expenses associated with the property. Actual monthly payments may be higher or lower based on these variables and individual property details.
